Avalon Vista launch continues massive Orléans project

As Minto Communities gets close to selling out its current Avalon developments in Orléans, the builder is opening another to take their place. The Avalon Vista launch on Sept. 18 represents the latest iteration of the sprawling Avalon community, taking over from the almost-sold-out Aquaview and Encore.

“The timing is related to the sellouts of nearby communities, so we can continue to sell and build homes,” says Jan Coulis, Minto’s director of marketing, noting that the area has a “limited supply of new homes with a high level of demand.”

Minto has built and sold more than 5,500 homes in Avalon since sales first launched in 2000. Vista represents the fourth Avalon neighbourhood Minto has launched and it’s to be built just south of the original Avalon community on the east side of Tenth Line Road.

“We’re extremely proud of our long history in Orléans, and Avalon Vista provides another opportunity for our team to build upon our past communities in this area and provide more spaces to not only live, but also play and get outside,” says Brent Strachan, division president of Minto Communities Ottawa.

Avalon Vista will see more than 550 towns and singles built. It has been launched as Avalon Encore is left with just two former model homes available for sale (the Stanley and the Georgian), although Coulis says a deal might be in the works for one of them. Avalon Aquaview, meanwhile, has just three Avenue townhomes and 12 executive townhomes left. (At the time of writing, several of the homes were listed on the All Things Home Quick Occupancy page.)

Minto describes Vista as an enclave surrounded by greenspace and with a community pond and multi-use pathways at its centre.

“The community has been designed around this setting,” says Coulis.

Homes will include a mix of singles (including new floor plans), the newest version of Minto’s two-storey townhomes with larger finished basements, and “refreshed” back-to-back three-storey towns. Among the new single-family floor plans are two that offer multigenerational living — the Waverley and the Quinton. Both have options for main-floor guest suites with three-piece bathrooms.

“It’s important for us to adapt to the needs of our future homeowners, and we’ve recognized that more people have been looking for a home to accommodate multigenerational living,” says Strachan.

The Waverley also features 10-foot ceilings in the kitchen and great room, a built-in pantry and four bedrooms on the second floor, while the Quinton offers five bedrooms on the second floor, a main-floor den and a tandem garage that fits three cars (if you’re not opting for the main-floor guest suite).

“We expect to see many different demographics being attracted to this new community,” says Coulis.

At launch, townhomes were starting at $624,900 and singles at $754,900. (Note that prices can change at any time; check our development profile of Avalon for more information.)
